When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Buddur sits on the eastern edge of Jeddah with newer villas on spacious plots, but facing strong east-facing heat from dawn to midday. This means east-facing walls and windows catch direct sunlight for hours, raising cooling demands significantly. Installation here needs higher-capacity units, partial shading for outdoor units where possible, and some villas may need extra units.

Al Buddur sits on Jeddah's far eastern edge, a modern villa district facing direct morning sun exposure all morning long.

Most villas here are two storeys and need at least two outdoor units because of the intense eastern heat and large internal spaces.

The AC setup in Al Buddur

  1. 1

Dual-split system with one outdoor unit per floor

Two-storey Al Buddur villas need at least two outdoor units, one per floor, to handle the intense eastern heat.

  2. 2

Extra unit for the exposed east wall

Villas with large east-facing walls may need an extra cooling unit dedicated to the areas catching direct sun.

  3. 3

Units hidden in corners and back areas

Spacious gardens let us spread outdoor units around garden corners and back areas, away from visible street-facing facades.

Before the visit

Before our visit in Al Buddur

  1. 1

Provide photos of east-facing walls and exposed windows

Clear photos of east-facing walls and windows help us estimate the unit sizes needed to handle the sun exposure.

  2. 2

Check for shaded areas on roofs or other walls

Look for partially shaded spots for outdoor units, such as covered roofing or west-facing walls away from direct sun.

  3. 3

Check your electrical panel and available circuits

Before the visit, check how many circuits are available and your panel's capacity, as a dual system may need separate connections.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

The sun hits my villa's east wall from dawn, how do I keep the inside cool?

We pick high-capacity cooling units for the east walls, and install a secondary unit to cover the intense morning hours.

Do you recommend external shading to reduce the heat reaching the walls?

Yes, sun screens and planting reduce the cooling load noticeably, which makes units more efficient and reduces electricity use.

My back space is tight because of the garden, where do I put the second unit?

We use the west wall or a partially shaded roof area for the second unit, as long as there is enough air circulation around it.

My home's electrical supply is limited, will the cooling system overload the circuit?

We recommend checking your electrical panel first, and may need to upgrade the circuit or fit separate switches for the outdoor units.
