When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Barakah holds several large factories, warehouses and heavy storage facilities, many needing precise industrial cooling and strong air treatment. Industrial air handling units here need strict maintenance because factory environments generate intense dust, pollutants and heat. In food and pharmaceutical storage, humidity and temperature control are critical, so coils and filters need careful inspection and regular cleaning. Correct duct and fan balance is essential to ensure steady ventilation in vast warehouses.

Al Barakah in south Jeddah is an industrial and storage district with factories, warehouses and heavy storage facilities.

Factory and warehouse air handling units are usually very large and located on roofs or in designated areas away from production lines, with ductwork spanning vast spaces.

The AC setup in Al Barakah

  1. 1

Massive industrial air handling unit on roof

Large warehouses and factories place massive units on roofs or in designated areas away from products and processes.

  2. 2

Ductwork spanning vast space with multiple dampers

Ducts cover immense areas with dampers controlling flow as needed in each warehouse or production-line section.

  3. 3

    Heavy-load filters and extra-strong coils

Factory units need extra-large filters and heavy-duty coils to withstand dust, pollutants and intense heat in industrial environments.

Before the visit

Before our visit in Al Barakah

  1. 1

Pause production lines or schedule safe maintenance timing

In active factories, coordinate with the production manager to pause lines or choose maintenance timing away from critical hours.

  2. 2

Ensure safe roof access to the unit

If the unit is on the roof, verify the stairs or ramp are safe and all safety gear is available for the team.

  3. 3

Provide a map or description of zone distribution

Prepare a simple map showing where different zones and critical sections are so the team can understand airflow distribution quickly.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does industrial dust and pollution speed up filter and coil damage?

Yes, factory environments generate dust and heavy particles that clog filters and coils rapidly. We inspect and replace filters much more frequently than in commercial buildings.

Do pharmaceutical and food warehouses need very precise temperature and humidity?

Yes, medicine and food storage requires strict temperature and humidity standards. We regularly inspect temperature and humidity sensors and clean coils to ensure control accuracy.

Modern factories with production lines add intense heat, how do you handle this?

We assess heat load and fan and damper settings to ensure steady airflow around production lines without interruption. We monitor unit performance under heavy stress.

Do vast warehouses need complex balancing between different areas?

Yes, large warehouses may have temperature variations between areas. We balance dampers and ducts to ensure even distribution and efficiency across each warehouse section.
