When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

    Ask on WhatsApp
  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rabiyah is a relatively newer growth area with medium-sized buildings including hotels, tourist resorts, government and private schools, and health centres. The AHUs in these newer buildings run at high intensity to cover the heavy cooling demand in the expanding residential areas. Moisture, dust and coastal salt accumulate quickly in filters, coils and ducts, reducing airflow and causing temperature variations between building sections and floors.

Al Rabiyah sits in south Jeddah as a newer growth area with medium-sized hotels, schools and health centres using modern central cooling systems.

AHUs in Al Rabiyah are medium-to-large capacity, running at high usage rates year-round because of elevated coastal temperatures.

The AC setup in Al Rabiyah

  1. 1

    Modern medium-to-large air handling units

Modern buildings in Al Rabiyah have high-capacity AHUs with advanced ductwork systems covering all floors and wings.

  2. 2

Three-stage filter system for high protection

Units have primary, secondary and high-efficiency filters to protect against coastal salt, dust and moisture.

  3. 3

Cooling coils under continuous heavy load

Coils in Al Rabiyah run at high intensity year-round due to coastal heat and heavy occupancy in hotels and schools.

Before the visit

Before our visit in Al Rabiyah

  1. 1

Confirm AHU location and access route

Tell us the exact location of the AHU whether on the roof, in a plant room or suspended ceiling, and confirm safe access.

  2. 2

Coordinate with building management before service

Notify the hotel, school or health centre management two days before the visit date, and ensure the unit can be stopped and the work area secured.

  3. 3

Photograph filters and coils if possible

If you can access them, photograph the filters and coils to help us estimate the maintenance scope before the visit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

In the new hotel, some wings are too cold and others too warm, is the AHU the cause?

Very likely yes, blocked coils or filters prevent balanced air distribution between wings. We clean filters, coils, fans and dampers to restore thermal balance.

The school is near the coast and salt affects metal surfaces, does this damage the AHU?

Yes, salt and moisture accelerate rust on cooling coils and other metal components. Regular maintenance every six months prevents corrosion and blockage and keeps the unit efficient.

How often should the air ducts and coils be cleaned in health centres?

In health centres, we recommend servicing filters and coils every 3 to 4 months to maintain clean, safe air for patients and staff.

Where are AHUs typically located in modern hotels and schools?

Usually in a separate plant room on the roof or lower floors, or in suspended ceilings. Their location affects how easily we can service and clean them.
