When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Hamra is a mixed west-Jeddah district with residential blocks of varying heights and large hospitals with complex central AC systems. The AHUs in hospitals here need precise and frequent servicing due to strict hygiene standards and tight control of temperature and humidity in medical wards. The coastal location raises humidity and salt in outside air, stressing filters and coils quickly, so regular cleaning and periodic checks maintain the medical environment's integrity.

Al Hamra lies in coastal west Jeddah, a mixed district of residential buildings and hospitals with advanced central cooling systems.

Most hospitals and residential towers in Al Hamra have multiple AHUs, one per ward or section, under a central building management system.

The AC setup in Al Hamra

  1. 1

    Multiple AHUs per medical section

Large hospitals in Al Hamra have separate AHUs per medical section or ward to allow independent control of each area's conditions.

  2. 2

Air pressure and isolation control systems

Hospital units are fitted with pressure control systems to isolate infectious or sensitive wards from each other.

  3. 3

    Ultra-high-efficiency HEPA filtration

Hospital units feature premium HEPA filters to remove fine particles and biological contaminants from the incoming air.

Before the visit

Before our visit in Al Hamra

  1. 1

Confirm maintenance times with medical staff

Coordinate with hospital management and the medical section to pick a visit time that avoids peak hours or critical procedures.

  2. 2

Provide ward details and health requirements

Tell us which wards need service and their specific health requirements (cleaning standards, pressure control, biological isolation).

  3. 3

    Ensure safe access for equipment

Check entry routes and spaces around the plant room to ensure the team and equipment can access safely without disrupting medical operations.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Hospital wards need precise humidity and temperature control, how do you ensure this?

Hospital AHUs have precision sensors and automatic controls. Our team checks the sensors, dampers and air valves with high accuracy to keep conditions in line with health standards.

Does maintenance meet hospital health and safety standards?

Yes, we respect hospital cleanliness and safety requirements. We use sterilised equipment and filters, and avoid spreading contaminants between wards during servicing.

Does sea salt and humidity speed coil degradation?

Yes, Al Hamra's coastal location exposes coils to sea salt and spray. We recommend checking and cleaning coils at least quarterly, especially in hospitals where the load is heavy.

How do you shut the unit without affecting patients?

We coordinate with hospital management and medical staff to schedule work during non-critical periods or when patient load is light, and may use temporary units if needed.
