When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Andalus is a modern district specializing in large malls, hotels and leisure centres, with humid coastal heat requiring robust, efficient AC systems. Air handling units in malls are very large and serve vast open spaces and multi-storey shopping halls, and coastal salt and dust clogging filters and coils quickly reduces efficiency. A common mall issue is thermal imbalance between upper and lower floors, from filter clogging or weak damper airflow.

Al Andalus sits in west Jeddah near the waterfront, a modern district specializing in large shopping malls, hotels and leisure centres.

Large malls and hotels here have multiple massive air handling units covering many floors and varied-size zones.

The AC setup in Al Andalus

  1. 1

Massive air handling units for vast spaces

Al Andalus malls have very large air handling units covering vast open spaces and multi-storey shopping halls.

  2. 2

Advanced dampers for floor-level distribution control

Dampers precisely control cooling distribution between floors and zones, and faults create obvious temperature gaps.

  3. 3

Filters prone to rapid dust and salt accumulation

Mall unit filters accumulate dust and coastal salt rapidly due to their size and harsh coastal climate.

Before the visit

Before our visit in Al Andalus

  1. 1

Coordinate with mall management on the visit time

Tell mall management the maintenance date in advance and agree on a time that does not disturb visitors, usually after closing or during low-traffic hours.

  2. 2

Show us the unit distribution diagram by floor

Show us the diagram of unit distribution across floors and zones so we understand the scope before the visit.

  3. 3

    Identify areas with heating complaints

Before the visit, tell us which floor or shopping area reports complaints about lack of cooling or thermal imbalance.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Our mall is hot upstairs and cold downstairs, why?

Usually partial filter clogging or damper faults uneven cooling distribution. High heat and coastal dust speed clogging. Our inspection pinpoints the exact issue.

Does coastal salt affect our mall's air handling units?

Yes, strongly. Salt builds on coils and filters, accelerating corrosion and rust. Regular maintenance protects the units from early failure in coastal conditions.

How often should the mall filters be cleaned per month?

It depends on mall size, visitor numbers and required airflow, but usually every two weeks or monthly. Our visit and filter inspection sets the right schedule.

Can you do maintenance at night when the mall closes?

Yes, we coordinate with mall management on suitable maintenance times, often after closing to avoid disturbing visitors.
