AHU servicing

AHU maintenance in Al Khalidiyah

AHU maintenance in Al Khalidiyah balances ventilation in residential and coastal hotels in Jeddah's west. When you feel weak cooling or high humidity despite the chiller running, the fault usually lies in the unit's belts, filters or coils clogged with salt and coastal dust.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Khalidiyah is a modern coastal district in Jeddah's west with luxury residential blocks, hotels and resort complexes, most exposed to heavy sea salt and marine dust. Buildings here need more intensive AHU servicing because of corrosive salt effects on metals and coils. High sea humidity and salt accelerate dirt and rust buildup on cooling coils, filters and belts, so faster and more frequent cleaning cycles are essential to maintain performance and equipment lifespan.

Al Khalidiyah sits on Jeddah's western coast, a modern district of hotels and upmarket buildings exposed to sea breezes, salt and marine dust.

Most hotels and upmarket buildings here have advanced AHUs in isolated plant rooms, with heavy-duty filters and enhanced drain systems to handle high humidity and salt.

  1. 1

    Advanced AHUs with heavy-duty filters

Hotels and upmarket buildings here are equipped with enhanced AHUs and heavy-duty filters to handle heavy sea salt and marine dust.

  2. 2

Enhanced drain system for high-humidity management

Units here have isolated drain lines and enhanced drain-pan coils to prevent blockages and mould growth from high humidity.

  3. 3

Rust and salt-resistant materials in equipment

Belts, bearings and coils here are made from rust-resistant materials designed to withstand sea salt oxidation.

Before the visit

Before our visit in Al Khalidiyah

  1. 1

Coordinate maintenance with hotel or resort management

Before the visit, secure approval from hotel management and arrange the best time outside peak hours or during scheduled maintenance windows.

  2. 2

Locate the plant room and arrange service-entrance access

Confirm our team can reach the plant room via a safe service entrance, not through guest areas, and that the plant room is unlocked and ready for work.

  3. 3

Prepare specialist cleaning materials for salt and rust

We may need specialist cleaning materials for salt and rust on coils and belts; let us know if you have specific preferences or environmental requirements before the visit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

There's a salty smell in the air and from the AC, does salt affect the AHU?

Yes, sea salt accumulates on cooling coils, belts and bearings, causing rust and corrosion. Cleaning filters and coils more frequently, every month or two, is essential here to prevent rust and maintain performance.

Humidity near the sea is very high, how do AHUs handle it?

AHUs here have heavy cooling coils and enhanced drainage to remove excess moisture. However, regular drain-coil and pipe maintenance is essential to prevent blockages and mould growth from high humidity.

Hotels run 24/7, do AHU maintenance windows need special scheduling?

Yes, hotels and resort complexes need precise scheduling. We typically work outside peak hours or during service closures, requiring prior approval from hotel management.

Do salt and humidity increase maintenance costs for an AHU?

Yes, coastal conditions require more frequent cleaning and specialist materials for rust treatment. Cost depends on unit size, design and service frequency; send us a photo on WhatsApp for a suitable quote.
