AHU servicing

AHU maintenance in Al Rawabi

In Al Rawabi, south Jeddah, modern residential compounds and hotels use central air handling units to distribute cooling across dozens of residential units. Cleaning filters, coils and belts restores balanced airflow and temperature in every section of the complex.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rawabi is a relatively modern district of large and mid-rise residential compounds and hotels, most relying on unified central cooling systems. This type of development means air handling units serve many units at once, and any fault in filters or coils quickly affects occupant comfort. The dust and humidity in the south speed up fouling of coils and filters, especially in summer, so maintenance needs a tighter schedule than other areas.

Al Rawabi lies south of Jeddah, a modern development district with large residential compounds and central air systems.

Most compounds here have one or more air handling units in a central plant serving all residential units in the complex.

The AC setup in Al Rawabi

  1. 1

Unified central air handling unit for the compound

Most Al Rawabi compounds have one or two units serving all residences through a distributed network of horizontal or vertical ducts.

  2. 2

Zone dampers controlling different compound sections

Modern units are equipped with motorised dampers to divide airflow between different compound sections and levels.

  3. 3

Cooling coils prone to fouling and mould

High southern humidity means cooling coils accumulate fouling and mould much faster than in northern districts.

Before the visit

Before our visit in Al Rawabi

  1. 1

    Confirm plant room access

Plant rooms in compounds may be locked or require authorisation. Ensure the maintenance supervisor can unlock it for our team on visit day.

  2. 2

Tell compound management the service time

Notify compound management and the technical supervisor in advance, and confirm whether specific hours would suit better to minimise disruption.

  3. 3

    Provide details of resident complaints

If residents have complaints about specific flats or floors running hot or cool, let us know those details to focus the diagnosis.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Some flats in my compound are cooler than others, is this an AHU fault?

It could be faulty dampers or unbalanced duct distribution. Checking the handling unit and dampers identifies the cause and restores balance.

The central plant is hard to reach in my compound, can you access it?

Yes, we work in large residential compounds. We coordinate with compound management and maintenance staff to access the plant room safely and promptly.

The south's humidity is very high, does it affect the air handling unit?

Yes, high humidity speeds up fouling and mould growth on coils far faster. We recommend inspecting and cleaning coils every two months at minimum.

Does the central AHU cause high electricity bills in summer?

A dirty air handling unit works inefficiently, raising electricity consumption. Regular cleaning reduces motor loads and improves efficiency.
