When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Khaleej Salman is a relatively modern coastal district with multi-storey residential blocks and small hotels laid out evenly, with wide streets and adequate car parks. Central systems here need regular maintenance because high humidity and seaside location increase moisture buildup in ducts and coils, affecting air quality and system efficiency. Hotels and residential blocks require thorough filter checks and airflow balance between different floors.

Khaleej Salman sits on Jeddah's northern coast, a modern district of residential and hotel blocks with good drainage and regular urban layout.

Most buildings and hotels here use central AC systems with one outdoor unit serving multiple floors, with primary filters in the plant room.

The AC setup in Khaleej Salman

  1. 1

Single central system serving multiple floors

Most buildings here have one outdoor unit serving all floors through vertical ducts and distribution boxes for each floor or group of units.

  2. 2

Primary filter in the plant room

Outdoor units and main filters are typically in secure plant rooms on the roof or basement, making regular maintenance and cleaning straightforward.

  3. 3

    Vertical ducts for air distribution

Ducts run vertically through risers and branch to each floor via distribution boxes, needing periodic checks for leaks and blockages due to coastal humidity.

Before the visit

Before our visit in Khaleej Salman

  1. 1

Notify building management of the maintenance date

Residential buildings here have central management; contact the office to book the visit time and inform the guard to allow the team access to the plant room.

  2. 2

Ensure the plant room and necessary spaces are unlocked

Main filters and the outdoor unit are usually in a locked plant room on the roof or basement, ensure you have key access or the ability to open it before the visit.

  3. 3

Note any temperature differences between floors or units

Tell the team before the visit about any room or floor that feels warmer or cooler than others so we can properly balance the distribution boxes.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Upper floors feel cooler than lower ones, why?

This may be unbalanced airflow between floors in the main distribution box, or partial duct blockage in lower floor runs. We check this during maintenance and rebalance the flow.

Humidity in the corridors seems high, are our AC units sufficient?

Coastal humidity may accumulate if drain boxes and ducts are not fully clear, and we check condensate drainage and filters on every maintenance visit.

Parking in front of the building is tight, does that affect maintenance?

Khaleej Salman has organized urban layout with relatively wide streets, but we agree in advance on the closest safe parking point for the team before the visit.

Does the building's power supply handle the heavy load of the central system?

We check electrical connections and the main circuit breaker during regular maintenance, and if we notice any weakness in the power supply we will inform building management before proceeding.
