Central AC filters

Central AC air filters in Al Balad

In Al Balad, the historic heart of Jeddah, shared central AC systems cool commercial and residential buildings, so air filter cleaning is essential to keep the air quality consistent across all floors.

When the filter needs attention

  1. 1

Airflow from the grilles has dropped

When the filter fills with dust the blower works harder to pull air through it, and less reaches the rooms. In Jeddah, dust and humidity combine and block the filter faster than most people expect.

  2. 2

    Dust rings around the diffusers

Grey rings around the grilles mean the air is carrying what it should not. Usually the filter is no longer doing its job, or air is bypassing it through a gap in the frame and reaching the room unfiltered.

  3. 3

Coil freezes or AHU keeps stopping

A common cause of a frozen coil is a clogged filter that cuts airflow across the coil, dropping evaporator pressure until moisture freezes on it. If the unit runs then stops, or air comes out warm, the filter is the first thing worth checking.

Who it's for

  • Living in a villa and noticing dust on furniture

We check the filters on all central AC units in the villa and confirm each filter seats properly against its frame so unfiltered air does not reach the rooms.

  • Managing a commercial building with weak airflow complaints

We inspect the AHU filters across the building, identify which are blocked or bypassing air at the frame, then clean or replace each one according to its type.

How we work

How we work

  1. 1

    Tell us your unit type

WhatsApp a photo of the central unit or AHU, its location and your district, so we know the filter type and where to find it before the visit.

  2. 2

    Filter and frame check

The technician inspects the filter and judges how blocked it is, then checks that it seats squarely against the frame so no unfiltered air slips past into the main airstream.

  3. 3

    Clean or replace

A washable filter is cleaned and left to dry fully before going back in. A disposable one is replaced with a size that fits the frame precisely, because an undersized filter leaves a gap air will always find.

  4. 4

    Post-clean check

After the filter is back in we run the unit and check airflow at the grilles and that the coil face carries no compacted dust slowing heat transfer.

What sets this district apart

Al Balad's buildings are dense and aged, with multi-storey towers and ground-floor shops sharing one central AC system. Filters here clog fast because of the narrow streets, heavy traffic and foot flow, and poor natural ventilation between closely built blocks. Regular filter checks and cleaning preserve airflow and protect the cooling coil from freeze-up.

Al Balad lies in historic central Jeddah, a district of aged multi-storey buildings and tightly packed popular markets.

Central AC systems here typically distribute air from a plant room on the roof or basement through ducts to diffusers in each flat and shop.

The AC setup in Al Balad

  1. 1

One central filter in the plant room

Most central systems in Al Balad have one filter before the air distribution point, making it simple to check and clean in one visit.

  2. 2

Additional filters in ducts where needed

Some larger buildings may have secondary filters in the ducts for extra protection, especially in high-dust zones.

  3. 3

Detailed seals between filter and duct

Central filters in older buildings need careful seal inspection at the frame edges to prevent unfiltered air from leaking around the sides.

Before the visit

Before our visit in Al Balad

  1. 1

Tell us where the plant room is

In old towers, the plant room may be on the roof, basement or an intermediate floor. Let us know its location and how to reach it.

  2. 2

    Confirm parking and building access

Al Balad's streets are very tight, so identify the nearest safe parking spot and make sure the building or shop entrance is open at the agreed time.

  3. 3

Have the plant room key ready or coordinate with maintenance

If the plant room is locked, make sure you have the key or that a maintenance worker is available on the visit day.

FAQ

Questions about Central AC air filters

What is the difference between a washable and a disposable filter?

A washable filter has a rigid frame with reusable mesh; it is cleaned with water and put back. A disposable one is compressed paper or fibre that is discarded when full. Both must match the frame dimensions precisely, and the technician will confirm which type fits your unit on site.

Can a clogged filter push up the electricity bill?

Yes. When a blocked filter resists airflow the blower runs under higher load, and the compressor runs longer because cooling does not reach the rooms efficiently. Cleaning the filter is the simplest step that reduces consumption without touching any other part of the system.

How does Jeddah dust affect a central AC filter?

Jeddah combines fine airborne dust, salt from the sea and high humidity. Moist dust sticks to filter fibres and forms a denser layer than dry dust does, which means the filter needs more attention than in drier climates. Regular inspection is the only reliable way to know its actual condition.

If the rooms cool slowly, is cleaning the filter enough?

A clogged filter is a common cause of slow cooling but not the only one. After cleaning and refitting we check airflow and air temperature at the grilles. If cooling is still slow there may be an issue with the coil, the blower or something else in the unit, and that calls for a full central AC service visit.

Does the right filter vary from one AHU to another?

Yes. Frame dimensions and depth vary between units, and some AHUs hold multiple filters in a single bank. A filter smaller than the frame leaves a gap that air will always bypass without being filtered. For this reason the technician measures the frame on site and confirms the correct size before cleaning or replacing.

Al Balad's buildings are old, do filters clog faster here?

Yes, the narrow streets and dust from heavy traffic speed up dirt accumulation in the filters. We recommend checking them at least every two months.

The central systems here are complex, how do you ensure the new filter seals properly?

We inspect the filter frame and duct before fitting, and confirm the filter sits snugly with no side gaps to prevent air bypass.

Does Al Balad's coastal humidity affect the filters?

Humidity makes dust stick harder to the filter and speeds up clogging. Damp filters lose efficiency faster, so we recommend replacing rather than just cleaning in severe cases.

Your air distribution runs from the roof or basement, does that affect where the main filter sits?

The location depends on the system design, so the main filter may sit in the plant room above or below. We visit first to locate it and confirm access is safe.
