Clean air from the duct
Duct cleaning & sanitising in Harat Al Bahar
In Harat Al Bahar at the heart of old Jeddah, duct cleaning and sanitising tackles the sea moisture and rapid mould buildup in central systems. We inspect every branch with a camera and remove contaminants before clean air flows again.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Harat Al Bahar is an old, densely built district of residential and commercial blocks close to the seafront, many recently upgraded with central AC systems. Intense humidity and sea salt penetrate ducting fast, and close building spacing limits natural ventilation and speeds mould and bacterial growth. Old or tight ducting may need special care, and access points may not be obvious or easy.
Harat Al Bahar sits in Jeddah's historic downtown near the seafront, a densely built old district with high coastal moisture.
Central AC systems here blend modern upgrades in old buildings, with ducting often tight and trapped between thick walls and ceilings.
The AC setup in Harat Al Bahar
- 1
Central ducting in upgraded old buildings
Old buildings in Harat Al Bahar have had modern central systems added, with ducting often tight and sandwiched between original walls.
- 2
Ducting exposed to salt and moisture
Proximity to the sea and constant moisture make ducting metals prone to faster corrosion and mould growth.
- 3
Limited access points in dense buildings
Tightly packed buildings leave few access points, usually only from the indoor unit or outdoor return opening.
Before the visit
Before our visit in Harat Al Bahar
- 1
Confirm locations of indoor and outdoor units
In tight buildings, the indoor unit may be hidden in a cupboard or closet, not obvious. Tell us its exact location.
- 2
Clear a safe path for the team
Harat Al Bahar flats are often tight, so make sure the team can safely reach the unit and outdoor openings.
- 3
Coordinate with building management for outdoor access
We may need to access outer walls or the roof for outdoor return inspection, so confirm permission with building management.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
The ducting in my old flat has a strong musty smell?
Sea moisture and mould are very common in Harat Al Bahar, especially in older buildings. We inspect with a camera, remove buildup and mould, then sanitise.
My flat is tight and the ducting seems trapped in the walls, how do you clean it?
We locate access points from the indoor unit or outdoor return, using tools that reach enclosed branches without opening walls.
Does sea salt damage ducting pipes over time?
Yes, sea salt and humidity speed corrosion and mould in metal ducting and joints, so regular cleaning and sanitising reduces damage.
The old building's electrics are weak, does that affect cleaning?
We adapt to any electrical setup, disconnect the system before cleaning and confirm safety before restarting.
