Clean air from the duct
Duct cleaning & sanitising in Al Ajwad
In Al Ajwad, east Jeddah's zone of densely packed blocks and villas in an expanding area, central AC systems face pressure from dust and humidity. We inspect the duct with a camera, remove deposits and sanitise before system restart.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Ajwad is a rapidly growing area with a mix of residential blocks and medium-sized villas with varied central AC systems. Seasonal dust and coastal humidity settle in pipes quickly, and many relatively older villas and blocks have never had ducts cleaned, causing heavy buildup. Duct cleaning here may take longer to inspect and clean if the pipes have never been touched, and requires scheduling coordination with residents.
Al Ajwad lies in east Jeddah, a rapidly expanding area with residential blocks and villas at medium density.
Most duct here is metal or flexible piping distributed through suspended ceilings or interior walls in villas and blocks.

- 1
Metal ducts in varied sizes in blocks and villas
Al Ajwad contains a mix of villas and blocks with metal pipes of different sizes depending on building age and design.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
First time cleaning my duct in Al Ajwad, how much dust could have built up?
If never cleaned before, buildup could be substantial, especially if the old filter was small or clogged. We inspect with a camera first to assess the cleaning needed.
My villa is relatively old and the duct may have mould due to humidity, is cleaning enough or do I need repairs?
Cleaning and sanitising remove existing mould, but if we spot damaged or cracked pipes during inspection, we will advise you on repairs or replacement.
Al Ajwad is dusty, will I need duct cleaning every year or less often?
It depends on system use and surrounding areas, but in dusty Al Ajwad we recommend periodic cleaning every one to two years.
My villa is new but the duct may have construction dust, is cleaning now necessary?
Yes, construction dust settles quickly in pipes and clogs filters. We sanitise the duct after building to ensure clean air from the start.
