Clean air from the duct

Duct cleaning & sanitising in Al Balad

In Al Balad, Jeddah's historic heart, duct cleaning and sanitising is essential for the closely packed residential and commercial buildings battling coastal humidity. Alrabih's team inspects ducts with a camera, removes dust, mould and bacteria, then sanitises before the system restarts.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Many old Al Balad buildings have central ducting that runs between flats and shops, and dust and mould build up much faster here than in newer areas due to high humidity and poor natural airflow between the tightly packed blocks. A musty smell from the vents, unexplained sneezing and dust settling quickly on furniture are clear signs the ducts need deep cleaning. This type of work demands careful emptying of the ducting and thorough sanitising to prevent bacteria and mould from returning.

Al Balad sits in Jeddah's historic heart, an older district of closely packed residential and commercial blocks around the popular markets and port.

Most residential buildings in Al Balad are fitted with a central duct system serving multiple indoor units from a single rooftop or courtyard plant.

The AC setup in Al Balad

  1. 1

    Central duct serving multiple floors

Most Al Balad buildings have a single duct system originating from the roof or courtyard that branches to multiple flats and spaces, requiring systematic cleaning from the source.

  2. 2

Tight distribution vents in closely packed blocks

Duct vents are often tight or limited due to space constraints, requiring specialised equipment for safe access and thorough cleaning.

  3. 3

    High humidity and recurring mould

Al Balad's coastal location and the humidity trapped between buildings means recurring mould buildup, particularly in winter and spring months.

Before the visit

Before our visit in Al Balad

  1. 1

Notify the building management of the visit time

Coordinate in advance with building management to unlock the roof or central AC room and ensure clear access through the building.

  2. 2

Ensure the stairway to the roof is clear

Check that the entrances, stairwells and passages to the roof are free from obstacles and stored items that might obstruct the team's movement.

  3. 3

    Locate the central AC room

In tightly built blocks, the AC plant room may be on the roof, basement or side passage, so confirm its location before the visit to speed up the work.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Can you reach the entire ductwork in an old Al Balad building?

Yes, we clean from the source at the outdoor unit all the way to the distribution vents in each flat or shop, using a camera to inspect and confirm the depth of cleaning throughout.

The flats and shops in our building are very tightly packed, how do you get the equipment to the roof?

We agree on the closest entrance and safe stairway before the visit, carry equipment in stages if needed, and coordinate with the building management to ensure clear access.

Does coastal humidity make mould worse in the ducts, and does sanitising stop it forever?

Yes, coastal humidity speeds up mould growth in ducts, and sanitising removes the bacteria present, but in a humid climate like Al Balad periodic inspections every couple of years help catch early buildup.

Our building's electrical system is old, does that affect your cleaning equipment?

We check the electrical connections and load distribution before plugging in the cleaning equipment, and advise a wiring inspection if we notice any voltage instability.
