When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Zahra's luxury villas typically contain complex central AC systems with multiple units and extended duct networks covering separate wings and suite rooms. These buildings are very large and the long distances from the outdoor unit to the air outlets mean the duct collects dust and moisture more slowly than dense buildings, but regular cleaning is needed to keep distribution efficient and air clean. Luxury villas usually invest in regular preventive maintenance.

Al Zahra sits in west Jeddah, a district of luxury villas and mansions on spacious land away from dense residential areas.

Most villas here have multi-unit central AC systems with extended ductwork covering separate wings and large reception rooms.

The AC setup in Al Zahra

  1. 1

    Multi-unit central AC system

Large villas need more than one central unit to serve separate wings with independent temperature control for each wing.

  2. 2

Extended duct network with long branches

Long distances from units to vents mean an extended duct network where dust slowly but steadily accumulates in remote sections.

  3. 3

Outdoor units on separate roofs or gardens

Large villas often place outdoor units on separate roofs or in private gardens, away from main entrances.

Before the visit

Before our visit in Al Zahra

  1. 1

Obtain an accurate map of the duct network

If you have an architectural diagram of the system, provide it to the team before the visit to speed planning and precise execution.

  2. 2

Prepare access to all mechanical rooms and vents

Ensure every mechanical room and vent opening is freely accessible, and that furniture and personal items do not block any air outlets.

  3. 3

    Agree work times with residents

Agree with residents or tenants on the best work times, especially if the villa is occupied, to minimise disruption to daily life.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does regular duct cleaning improve energy efficiency in the villa?

Yes, clean ductwork reduces resistance and lets the unit distribute air more efficiently with less effort, noticeably cutting power consumption.

Our villas are very large with separate wings, how do you clean all the ductwork?

We plan the cleaning to your duct layout and work through each wing in order. We carry out an initial site inspection to identify main sections and branches precisely.

Humidity and outdoor pollutants, how do we protect the internal duct?

Good filters and regular maintenance of the outdoor unit are the first defence. We clean the duct regularly and inspect the coil and screens to keep excess moisture out.

Does duct dust affect indoor air safety from a health perspective?

Yes, dust and mould buildup in the duct raises particles and allergens in indoor air. Regular cleaning keeps air quality high and reduces breathing problems for occupants.
