When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Mahamid is a growing eastern district with large hotels, spacious residential complexes and health and education institutions all using large-capacity centralised ductwork. Desert dust and fine sand from the eastern environment accumulate quickly in coils and plenums, especially in medical facilities and hotels where cleanliness standards are very high. Large networks here serve hundreds of units, so any clogging affects comfort and health for many people.
Al Mahamid, east Jeddah, is a growing district with large hotels, health and education institutions, and spacious residential complexes.
Most hotels and medical institutions here have one or more central condensing units with very large capacities serving 50 or more units.
The AC setup in Al Mahamid
- 1
Very large central ductwork to serve hundreds of units
Large hotels and medical institutions here have very large ductwork serving hundreds of residential and medical units from one or more central units.
- 2
Multiple large coils with high sterilisation standards
Medical institutions especially need large coils and intensive cleaning to prevent contaminant spread through the network.
- 3
Primary and secondary distribution plenums with multiple access points
Massive networks here have multiple primary and secondary plenums, requiring dozens of access points to be opened for thorough cleaning.
Before the visit
Before our visit in Al Mahamid
- 1
Get a comprehensive network blueprint from engineering management
A detailed blueprint of the massive ductwork network helps us identify all access points, branches, coils and plenums accurately.
- 2
Coordinate with management to set cleaning priorities and phases
For large institutions, we need to agree which parts of the network to clean first and when each phase can pause without affecting services.
- 3
Ensure heavy equipment access and adequate power supply
Specialised equipment for large networks is heavy and needs adequate power and safe working space near main plenums.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Medical facilities need very high cleanliness standards, how does cleaning ensure hygiene standards?
We use specialised equipment to remove all deposits, mould and dust from ducts and coils completely, ensuring clean air distribution to every unit.
Desert dust from the east clogs the coils quickly in hotels, is that normal?
Yes, the eastern environment and desert dust speed up deposit buildup in coils and plenums, and hotels need more frequent cleaning.
My hotel is very large, how do you handle ductwork this size?
We plan the cleaning in phases and open multiple access points, allowing the entire network to be cleaned without shutting down the whole facility.
What is the right timeframe for duct cleaning at a large medical institution?
That depends on institution size, deposit buildup and health requirements, and a site assessment will determine the best schedule.
