Commercial duct cleaning

Central AC duct cleaning in Al Salmiyah Al Sharqiyah

In Al Salmiyah Al Sharqiyah, south Jeddah, central systems serve residential buildings of varying sizes, and coastal humidity and salt accelerate coil corrosion and deposit buildup. We clean ducts, coils and the main plenum with special care to maintain system performance in humid coastal conditions.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Salmiyah Al Sharqiyah is a coastal residential area very close to the sea, with residential buildings of varied sizes from small blocks to towers, most equipped with shared central AC systems. The humid coastal environment means very high humidity and airborne salt, causing rapid metal corrosion in coils and ducts and faster moisture and mould buildup. Regular careful cleaning is essential to prevent early coil failure and maintain air quality in the flats.

Al Salmiyah Al Sharqiyah sits in south Jeddah very close to the sea, a coastal residential area with very high humidity.

Most buildings here have central duct systems, with coils highly vulnerable to rapid salt and coastal humidity damage.

The AC setup in Al Salmiyah Al Sharqiyah

  1. 1

Central duct system in humid coastal environment

Coastal buildings here have central duct systems, but need special care because humidity and salt accelerate degradation.

  2. 2

Cooling coils prone to rapid corrosion

Coastal salt and humidity speed up coil metal corrosion, so they need frequent cleaning and regular structural checks.

  3. 3

Condensate drainage is critical in humid conditions

In very humid coastal conditions, the condensate drain system needs special attention and regular cleaning to prevent water pooling and mould.

Before the visit

Before our visit in Al Salmiyah Al Sharqiyah

  1. 1

Locate safe parking near the building

The coastal location may mean tight or busy streets, so tell us the nearest safe parking point for the team.

  2. 2

Coordinate with building management to notify residents

Notify building management of the cleaning date so residents can be alerted to any brief cool-air interruptions.

  3. 3

Ensure safe access to the unit and ducts

Verify that the AHU and main duct can be safely accessed and that passages are clear of obstacles.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Coastal humidity increases mould in ducts and coils, how do you handle it?

We deep-clean coils and ducts, remove accumulated moisture and mould, and check condensate drainage to ensure water does not pool.

Coastal salt damages coil metals quickly, is there a long-term solution?

Regular cleaning every 6 to 12 months reduces salt buildup and corrosion. When needed, we advise upgrading to salt-resistant coil materials.

Ducts in very humid conditions, do they need sanitising or chemical treatment?

Yes, after basic cleaning we recommend light chemical treatment to kill fungi and bacteria, especially in very humid coastal settings.

How often should ducts and coils be cleaned in a coastal area like Al Salmiyah Al Sharqiyah?

Usually every 6 to 9 months due to very high coastal humidity and salt. A site visit confirms the best schedule for your building.
