When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Harat Al Bahar is a historic district of venerable old buildings keeping their architectural character, many around museums, heritage houses and boutique hotels. These buildings need sensitive AC systems that do not damage old walls, ceilings and décor, using air handling units in limited, unobtrusive spots away from the original design. Regular filter and coil maintenance is critical to protect artefacts from coastal dust and humidity.

Harat Al Bahar at the heart of Jeddah's historic downtown is an ancient district of heritage buildings around historic ports and markets.

Air handling units in heritage buildings here are usually small and set away from main facades, with hidden ductwork in walls and ceilings.

The AC setup in Harat Al Bahar

  1. 1

Small air handling unit hidden in a compact plant room

Historic buildings here place units in confined spaces away from main facades to protect the old architectural appearance.

  2. 2

Ductwork concealed in walls and ceilings

Ducts run inside heritage walls and ceilings, requiring careful maintenance and special periodic cleaning.

  3. 3

Metal coils exposed to salt and humidity

Coils in these buildings need protection from salt corrosion and high coastal humidity.

Before the visit

Before our visit in Harat Al Bahar

  1. 1

Contact the museum or heritage house management

Notify the museum or heritage house management of the maintenance date in advance, and ensure a technical supervisor is available to accompany the team.

  2. 2

Locate the plant room and confirm safe access

Plant rooms in old buildings may be tight or remote. Ensure safe access is possible and all needed equipment can be brought in.

  3. 3

    Protect artefacts near the unit

If there are artefacts or antique furnishings near the unit, move them to a safe location before the visit to prevent damage.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How do you maintain the unit without damaging the old décor?

We use light equipment and coordinate with museum and heritage house managers before any work, focusing on careful inspection rather than unnecessary dismantling.

Do hidden ducts in old walls need special maintenance?

Yes, hidden ducts in walls collect dust faster and are harder to reach. We inspect them regularly and use special cleaning methods to avoid wall damage.

Does coastal humidity and salt air affect the metal coils?

Yes, salt and humidity speed rust and corrosion on coils and metal parts. We use protective compounds and clean coils regularly to prevent damage.

Old buildings sometimes lack modern electrical panels, how do you handle this?

We carefully inspect electrical connections and verify their safety before any work, coordinating with specialist electricians if needed for safe upgrades.
