When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Abu Jaalah is a southern area with mid-sized modern hotels in separate buildings or small complexes, with weather much hotter than the north because of coastal exposure and year-round direct sun. This means AC units run under higher load and longer daily hours, and coastal humidity affects coils and drains faster. The drainage system must be stronger and more monitored, and routine maintenance more frequent to maintain system efficiency.
Abu Jaalah is south Jeddah, a coastal tourist area with modern multi-unit hotels.
Abu Jaalah hotels typically use high-capacity split units per room or group of rooms, with robust drainage because of high thermal load and humidity.
The AC setup in Abu Jaalah
- 1
High-capacity split per room
Each guest room has a split unit of at least 1.5 tonnes capacity to handle intense heat and high thermal load.
- 2
Corrosion-resistant materials for pipes and coils
Coastal salt and humidity require protected copper piping and coated coils to withstand rapid corrosion.
- 3
Strong drainage systems and regular monitoring
The drainage system includes monthly inspection taps and quick-clean filters to handle high humidity.
Before the visit
Before our visit in Abu Jaalah
- 1
Check water sources and external drainage
Locate the external drainage point and available sewers before design to avoid backflow or flooding issues.
- 2
Document seasonal humidity and heat levels
Measure temperature and humidity at peak hot season to ensure the system is designed with adequate capacity.
- 3
Secure hotel approval for intensive maintenance schedule
Agree with management on weekly or fortnightly maintenance schedule because of demanding climate conditions.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The heat in the south is intense, how do you provide adequate cooling per room?
We select high-capacity split units (1.5 tonnes or more) per room or group, with larger coils to handle the intense thermal load.
Nearness to the sea increases salt and humidity, does it affect the units?
Yes, salt and humidity accelerate corrosion of pipes and coils, so we use corrosion-resistant materials and insist on regular cleaning and monthly inspections.
Resort guests spend long hours in rooms, how do you maintain stable comfort?
We fit precise thermostats in each room with automatic temperature and humidity monitoring, and recommend weekly filter and drain checks during peak season.
Maintenance is heavy in this climate, how do you schedule it without disturbing guests?
We carry out cleaning and routine checks in scheduled hours coordinated with management, focusing on low-occupancy periods or very early morning.
