When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Hotels in Al Manar sit in a medium-density commercial and residential zone in the east with buildings taller than average but not as cramped as downtown. Hot weather with moderate humidity calls for a balance between effective cooling and smart dehumidification without waste. Maintenance coordination with hotel management is essential because traffic is heavier on the main street and access to service areas may be limited.
Al Manar is in east Jeddah, a medium-density commercial hotel district with relatively tall buildings.
Most Al Manar hotels use split units per guest room with a centralised ventilation system for corridors and common areas.
The AC setup in Al Manar
- 1
Independent split unit per guest room
Each guest has full control of temperature and humidity in their room independent of neighbouring rooms.
- 2
Smart centralised ventilation for corridors
Main distribution ducts with smart sensors that automatically adjust air and humidity flow in corridors and common areas.
- 3
Condenser units mounted on wall brackets or compact roof positions
Because outdoor space is limited, units are positioned on safe walls or compact roof areas with adequate ventilation around them.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
With moderate humidity in Al Manar, do you need specialised dehumidification?
Yes, but less intensive than coastal areas. We install humidity sensors in corridors that activate dehumidification automatically only when needed, saving energy.
The main street is busy; how do you coordinate team access?
We agree with the hotel on optimal times for team and equipment entry, usually early morning or during light-occupancy periods.
Service areas like the roof and storage are limited, does this affect installation?
Yes, but we carefully plan outdoor units within available space, using wall-mounted or compact roof brackets where needed.
Do electrical connections need upgrading in older buildings?
We inspect existing connections before installation. If they are outdated or insufficient, we upgrade them or install separate distribution panels to ensure stable supply.
