When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Muntazahat is a modern zone with family hotels, gardens and spacious recreation areas on loose layouts with land between buildings, enjoying warm moderate climate and low humidity. The wide spaces and open grounds allow easy central or multi-head split installation, with outdoor units placed far from sight and occupied areas. Servicing focuses on regular filter and condenser cleaning, duct and acoustic insulation checks to sustain quiet and efficiency.

  1. 1

    Provide layout, dimensions and distances

Show us the hotel and garden layout, distances between guest areas and shared spaces, so we can calculate duct and copper run lengths.

  2. 2

Identify a distant outdoor unit location

Choose a location far from the hotel, gardens and pools for the outdoor unit, away from guest sight and walkways.

  3. 3

Ensure natural ventilation around the outdoor unit

Check that the chosen outdoor location has good natural airflow and is not enclosed by walls or dense plants.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure quiet operation in a family hotel in Al Muntazahat?

We fit low-noise outdoor units placed far from guest rooms, and add acoustic insulation around outdoor units and ducts.

Do the wide spaces in Al Muntazahat require very long duct or pipe runs?

Yes, wide spaces may need longer copper and duct runs, but good planning minimises run length and heat loss.

The moderate climate in Al Muntazahat, is central AC better than split?

Both are effective, but central systems give even distribution and less noise, while splits offer more independent control, so choice depends on hotel needs.

Do the gardens and greenery in Al Muntazahat affect the AC?

Yes, garden leaves and dust accumulate on condensers more than in urban areas, so more frequent cleaning is needed.
