When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Sha'na is a growing eastern district with hotels and serviced flats on medium plots and relatively modern architectural designs with regular streets. This allows balanced HVAC systems: outdoor units that can be freely distributed and flexible air ducts in newer buildings. Coastal humidity is present but less intense than in beachfront areas, so regular maintenance and cleaning are essential but not under exceptional strain.
Sha'na sits in eastern Jeddah, a growing district of hotels and serviced flats with modern designs on medium plots.
Most hotels and serviced flats here have powerful split systems or simple central hybrids with outdoor units on roofs or external walls.
The AC setup in Sha'na
- 1
Powerful split units per guest wing
Most Sha'na hotels use large split units per guest wing or section, with outdoor units on roofs and external walls.
- 2
Simple central hybrid for shared areas
Larger hotels may combine split units for rooms with a lightweight central system for hallways, halls and lobbies.
- 3
Safely distributed outdoor units
Outdoor units are spread across roofs, external walls and plant areas, away from fresh-air inlets and secure from vibration.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How often should we maintain our hotel AC system yearly?
We recommend quarterly maintenance to clean ducts, coils and filters, with full checks on outdoor units. Depending on usage, you may need extra cleaning during summer.
Can we install outdoor units on the hotel's external walls?
Yes, Sha'na's modern designs allow mounting on external walls or balconies, as long as they are away from fresh-air intake and safe from falling objects.
The sea air here brings humidity, how do you keep corridors and rooms dry?
We install robust drainage systems and continuous ventilation with high fresh-air rates. During high humidity periods, we increase cleaning and inspection cycles to prevent mould and odours.
The hotel is occupied year-round, how do you schedule maintenance without disrupting guests?
We agree with hotel management on early-morning or low-occupancy maintenance windows, and work with teams trained to respect guest privacy and cause no disturbance.
