When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Old Airport is commercially developed with hotels, warehouses, distribution centres and office and mixed-use buildings. Buildings here typically have large floor plates, high ceilings and multi-section layouts, requiring strong, reliable cooling systems. Hot weather, heavy use and continuous operation mean the HVAC system must handle significant stress without failure. Effective scheduled maintenance is essential here more than anywhere else.

Old Airport lies in central Jeddah and holds hotels, office buildings, warehouses and a mixed commercial market.

Most Old Airport commercial buildings use central or multiple split AC units because of large floor plates and heavy use.

The AC setup in Old Airport

  1. 1

Powerful central AC for large warehouses and distribution centres

Large Old Airport buildings use powerful central units with extensive ductwork networks covering entire floor plates evenly.

  2. 2

Multiple distributed split units for mid-sized buildings

Office and hotel buildings use several split units distributed by plan to ensure efficient coverage and easy maintenance.

  3. 3

Central monitoring system for scheduled maintenance

All units connect to a central monitoring system that alerts maintenance teams when cleaning or periodic checks are due.

Before the visit

Before our visit in Old Airport

  1. 1

Detailed building maps and floor layouts

Provide complete building plans with numbered floors and sections, marking ceiling types, windows and heavy-use zones.

  2. 2

Set maintenance priorities and available hours

Specify acceptable downtime for maintenance and upgrades, and which sections must remain operational without interruption.

  3. 3

Access to roofs and mechanical spaces

Ensure our team can safely access roofs, mechanical rooms and service corridors, with secure parking for equipment.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Warehouses and distribution centres need uniform cooling over vast areas, how do we design for this?

We use powerful central AC units with uniform air distribution, or multiple strategically placed split units ensuring even coverage with no dead spots.

Commercial buildings run continuously under heavy AC load, how do we prevent breakdown?

We select high-rated units for continuous use, and schedule maintenance every month or two to clean filters and coils and verify refrigerant levels.

Commercial dust and warehouse debris clog filters fast, how do we manage this?

We install easy-clean filters and train maintenance and staff on quick cleaning between visits, with a strict inspection schedule.

Planned commercial expansions may add new space, does the system support growth?

We design the system so new units or distribution lines can be added later without rebuilding everything, leaving adequate electrical capacity and technical space.
