When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

What sets this district apart
Breiman is a growing commercial district along a main road, with small and mid-sized malls and individual shops in modern buildings with parking areas. The shops and malls here draw large daily foot traffic, with doors opening and closing constantly, allowing hot and humid air to stream in from outside. This sharply raises the cooling load, and the drainage and evaporation systems must handle the high moisture without leaks that could damage stock.
Breiman sits on a main road in east Jeddah, a modern commercial district of malls and retail shops in newer buildings.
Most malls and shops here run package units or multi-head split systems to distribute cooling across large floor areas.
The AC setup in Breiman
- 1
Package units for large floor areas
Large malls and shops here typically use one or more package units mounted on the roof, distributing cooling through ductwork on each floor.
- 2
Multi-head split systems for zonal control
Some individual shops and smaller malls prefer multi-head split systems with one outdoor unit and several indoor units for temperature control by zone.
- 3
Safe drainage to protect stock
The drainage system is installed with proper slope and separate lines per unit, to prevent water leaks on floors and displayed merchandise.
Before the visit
Before our visit in Breiman

Tell us the shop size and current insulation
Before the visit, send us photos of the facade and interior, including glass condition and insulation, so we can assess the heat load accurately.
- 2
Agree a maintenance time that does not disrupt trading
If you want regular maintenance, discuss with us the visit days and times that avoid peak hours, such as early morning or your usual closure time.
- 3
Mark the outdoor unit location and drainage route
Ensure there is a clear path from the roof or exterior wall for running the copper runs and pipes, and that the drainage route is safe and away from customer entrances.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
Can you install HVAC in a new mall in Breiman?
Yes, we install package and multi-head split systems in malls and shops. We handle plans and runs from the start, and work around customer flow during installation.
Space outside the mall is tight, where do you mount the outdoor units?
Outdoor units are usually mounted on rooftops or side walls where space and ventilation allow. We inspect the site before starting to ensure adequate drainage and fresh-air intake.
Breiman is very hot and my shop stays open all day, how many units do I need?
It depends on the shop size, insulation, lighting and expected foot traffic. We send a team to inspect, calculate the heat load and recommend the right number of units.
When can you service the system without shutting the shop?
We coordinate to split maintenance during quiet hours or regular closures, and can deploy temporary backup units if needed.
