When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Kinanah is a mixed district with small hotels and mid-size motels blending low-rise long buildings with small towers, and car parks that are congested in some spots and empty in others. This mixed design calls for flexibility: some hotels need small central units, others separate systems. Maintenance here focuses on pressure and humidity stability because older buildings may have insulation gaps that leak cold or warm air.
Kinanah lies east of Jeddah and is a mixed hotel district blending low-rise buildings with small towers.
Kinanah hotels typically use small to semi-central units, with condensers distributed across limited roofs or tight side spaces.
The AC setup in Kinanah
- 1
Small or semi-central unit
Small and mid-size Kinanah hotels benefit from a compact central unit distributing air to main floors and wings.
- 2
Condensers spread on narrow side walls
Limited space requires spreading condensers on side walls or distant corners away from main facades.
- 3
Separate humidity control in corridors
Corridors and lobbies may need small separate cooling units to control high coastal humidity.
Before the visit
Before our visit in Kinanah
- 1
Check insulation and gaps in walls and doors
Inspect wall, door and window insulation condition to gauge air leakage and whether added insulation is needed.
- 2
Measure available spaces for condensers
Check side walls and distant corners and measure actual space for installing compact condensers without blocking exits.
- 3
Identify surrounding noise sources
Listen to the street and surroundings and assess existing noise levels to determine what sound insulation is needed.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The hotel is older with thin walls; does cold air leak out?
We inspect insulation during design and suggest flexible weather-stripping around pipes and doors, significantly cutting air leakage.
Our car parks are tight and there is nowhere for the condensers; how do we solve this?
We mount compact high-efficiency condensers on distant walls or use variable-refrigerant-flow (VRF) systems that need less space.
The hotel sits next to a busy main road; street noise plus condenser noise together, will it disturb guests?
We select very low-noise condensers and install sound-absorbing foam barriers on walls facing the road.
Coastal humidity is high and the hotel is old; how do you keep corridors and lobbies dry?
We integrate separate humidity-control systems in corridors and lobbies, with strong cooling filters and enhanced drain systems from the indoor units.
