When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Dhahban is a coastal area on Jeddah's far north, where resort and beachside hotels sit directly by the sea or in sprawling gardens. Salt-rich coastal air and high humidity cause rapid corrosion of units and metals, so outdoor units need protective coatings and more frequent cleaning than inland hotels. Very high humidity increases mould risk in ducts and filters, requiring careful maintenance and stronger ventilation. Buildings are often relatively new with luxury finishes, but specialised maintenance for coastal conditions is essential.
Dhahban sits on the Red Sea coast, far north Jeddah, a resort and garden district exposed to salt and high humidity.
Dhahban's coastal hotels use salt-resistant coated outdoor units requiring monthly cleaning minimum due to salt and moisture buildup.
The AC setup in Dhahban
- 1
Salt-resistant coated outdoor units
Coastal outdoor units need advanced salt-resistant coatings with regular inspection of coating integrity.
- 2
Advanced filters with antimicrobial treatment
Filters in humid coastal conditions need antimicrobial treatment and more frequent replacement than inland hotels.
- 3
Powerful ventilation for humidity management
Strong ventilation and frequent cleaning cycles are essential to prevent humidity and mould buildup in ducts and common areas.
Before the visit
Before our visit in Dhahban
- 1
Inspect outdoor units and coatings
An initial inspection of protective coatings and salt buildup on units determines cleaning needs and extra protection.
- 2
Discuss intensive regular cleaning schedule
Agree with resort management on monthly minimum cleaning of outdoor units and filters due to salt and humidity.
- 3
Identify secure and sheltered mounting locations
Placing outdoor units in locations sheltered from direct sea winds reduces mounting stress and coating damage.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Salt in the air corrodes AC units, how do you protect them?
We specify outdoor units with advanced salt-resistant coatings, clean them monthly minimum with specialist solutions, and recommend fresh-water washing after salt storms.
Humidity is very high, does it cause mould in the AC?
Yes, extreme humidity speeds mould growth in filters and ducts. We use high-efficiency filters with antimicrobial treatment and stronger duct ventilation.
The hotel garden is huge, where do we place outdoor units?
Sprawling gardens allow us to distribute outdoor units across multiple locations away from guest areas, reducing noise and visual impact.
Strong sea winds affect the AC, how do you protect them?
We secure outdoor units firmly and may add protective wind breaks, and test mounting stability twice yearly for seasonal winds.
