When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

What sets this district apart
Al Owaija is a semi-established residential zone with mid-rise blocks and narrower streets than modern northern areas, scattered with small diverse shops at ground level. These shops are older and smaller than contemporary malls, with restricted outdoor space. East and south-facing walls get strong sun in morning and midday hours, raising heat load. Equipment access requires planning, and narrow streets mean the maintenance team may carry tools partially by hand.
Al Owaija lies in north-east Jeddah, a semi-established residential area with small scattered shops on fairly tight streets.
Most Al Owaija shops have single split units or older window setups, as buildings are older and outdoor space is tight.
The AC setup in Al Owaija
- 1
Single or dual split for small shops
Small Al Owaija shops benefit from one or two split units, economical on space and energy.
- 2
Adapted window units in older shops
Some older shops still rely on window units, a temporary fix, but we encourage gradual upgrading to split for better efficiency.
- 3
Strong filters to prevent dust and mould
Older areas and tight streets trap dust and humidity quickly, so we install robust filters and service them regularly.
Before the visit
Before our visit in Al Owaija
- 1
Tell us the nearest possible parking
Al Owaija's streets are narrow and heavily parked, so give us the nearest safe parking spot before the team arrives.
- 2
Verify electrical connections are sound
Older buildings may have questionable wiring, so check your connections and tell us beforehand so we can assess any upgrade needs.
- 3
Clear the space around the outdoor unit
The outdoor unit may be on a narrow wall or tight balcony, so clear any obstructions around it for access and cleaning.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
My older shop has weak wiring, does a new AC unit need electrical upgrades?
You may need to upgrade the wiring or circuit breaker. We inspect the electrical circuit first and advise on any upgrades needed before installation.
The street is narrow and cluttered with parked cars, how do you access the shop?
We ask you to tell us the nearest available parking and may carry tools in by hand partly. Coordination in advance saves time and effort.
The sun hits my shop's east and south faces, will the AC be enough?
Sun-exposed walls boost heat load significantly. You may need above-average capacity, or add reflective external blinds to reduce direct solar gain.
How long does installing a new AC take in an older shop?
It depends on the site condition and existing connections, but typically 4 to 6 hours including setup and testing. We keep you informed throughout.
