When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Breiman is a modern district of spacious villas and multi-storey homes with plenty of outdoor space for units and runs. Each villa needs at least a large reception room, majlis and separate bedrooms, so a single unit cannot spread even cooling. The open layout of large majlis spaces calls for more powerful units or smart splitting so distant corners don't stay warm while the entrance gets over-cooled.

Breiman lies in east Jeddah, a district of modern villas with multiple floors and wide outdoor spaces.

Most villas here use multi-head split systems, with outdoor units mounted in the rear garden or on side walls away from the front facade.

The AC setup in Breiman

  1. 1

    Multi-head split system

Most common in villas, where each room or zone needs a separate indoor unit connected to one or more outdoor units.

  2. 2

Central ducted system with distribution ducts

In newly built or renovated villas, a central unit on the roof or in the garden can distribute air through hidden ducts in the ceiling.

  3. 3

Multiple outdoor units for staged expansion

Some villas are built in stages, so we add new outdoor units with each expansion without disrupting the core system.

Before the visit

Before our visit in Breiman

  1. 1

    Identify outdoor unit locations

Confirm with us where you want the outdoor unit: rear garden, side wall, or roof, ensuring it does not spoil the front facade.

  2. 2

Provide safe access for the team

Make sure the team can access all indoor and outdoor unit locations safely, and the roof if needed.

  3. 3

    Clarify each space's cooling needs

Tell us your priorities: is the majlis most important or the bedrooms, and which rooms should be coolest or quietest at night.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My large majlis is cold but the bedrooms stay warm, how do I fix this?

That's common in villas with open floor plans. We recommend adding a second or third split unit per zone, or using a smart damper system to distribute air evenly through the ducts.

My rear garden is a bit tight, can you place the outdoor unit elsewhere?

Yes, we choose the best alternative: a side wall, a corner away from the front facade, or even the villa's roof if safe. We agree on the best spot during the first visit.

The south side of my villa gets much hotter at midday, does the AC handle that?

Heavy south-facing exposure raises the heat load, especially in south-facing bedrooms. We size the units based on that exposure and may recommend a more powerful unit or external window shading.

I want central ducted AC instead of split units, does it suit my villa's layout?

Central ducted AC needs ductwork in ceilings and walls, which requires specific building stages or structural changes. We visit the villa to assess feasibility, cost and available space before recommending the best system.
