When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nuzlah Al Yamaniyah is a southern district with mid-rise residential, clinics, schools and some shops spread more widely than downtown blocks. Most buildings are relatively modern with central AHUs, but direct southern sun exposure and high humidity put extra strain on coils and bearings. Hot air from outside carries dust and sand that quickly clogs filters, and lack of clear maintenance guidance means units often run at low efficiency for months.

Al Nuzlah Al Yamaniyah sits in southern Jeddah, a district of medium-rise residential, clinic and school buildings spread across a wider area.

Most buildings here have modern mid-sized AHUs serving four to six floors, with automatic or manual dampers depending on the building's age.

The AC setup in Al Nuzlah Al Yamaniyah

  1. 1

Modern horizontal AHUs on building roof

Most residential and clinic buildings here have modern horizontal AHUs on the roof, easily accessible because of the wider open space.

  2. 2

Central ducts with horizontal and vertical branches

One AHU distributes air via vertical shafts to several floors, then horizontal branches along each floor, requiring precise balancing.

  3. 3

Automatic dampers in newer buildings depending on budget

Newer buildings may have automatic dampers connected to a control system, while some still use manual dampers needing periodic reset.

Before the visit

Before our visit in Al Nuzlah Al Yamaniyah

  1. 1

Ensure team access to roof or plant room

Spread-out buildings may have separate access routes. Ensure doors are unlocked and passages are safe before the visit.

  2. 2

    Gather info on uncomfortable zones

Tell us which floors or wings (like school classrooms) report excessive heat or cold so we can spot-check their dampers.

  3. 3

    Schedule maintenance around operating hours

If the building is a school or clinic, we schedule maintenance outside working hours to avoid interrupting ventilation during use.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The school has south-facing exposure to the sun, does the AHU need more maintenance than normal?

Yes, direct southern sun exposure increases the coil and bearing load, and filters clog faster. We recommend cleaning every three weeks in summer.

The buildings here are spread out, how do you move equipment between them?

The team carries inspection and maintenance tools easily because the wider streets and open spaces make access better than downtown. We schedule each building separately.

Does desert air from the south bring lots of dust into the AHU?

Yes, hot southerly air carries sand and dust, so filters need frequent cleaning. Electrical contacts can also get dirty from humidity and dust.

Air distribution between floors seems unbalanced, do dampers need special tuning for wider zones?

Dampers may need finer tuning in wider buildings to ensure even air reach. We perform pressure measurements and make adjustments per floor need.
