When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |

| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Sabeel features mid-rise residential and hotel buildings spread across relatively tight streets, many using AHUs to distribute cooling and heating across multiple flats or hotel rooms. The coastal location means high humidity and salt in the air, speeding up filter and coil fouling and belt and bearing wear. Regular unit servicing ensures even air distribution and cuts energy use in hotels and residential buildings.
Al Sabeel is a residential and hotel district in south-central Jeddah, close to the coast, with mid-rise buildings and limited street width.
Most hotels and modern residential buildings in Al Sabeel rely on central AHUs connected to ducts serving multiple floors.
The AC setup in Al Sabeel
- 1
Central AHU for multiple floors
Modern hotels and residential buildings in Al Sabeel use one unit connected to a duct network for air distribution.
- 2
Air dampers on each hotel or residential floor
Each floor needs separate airflow control, especially hotels requiring precise balancing between rooms.
- 3
Salt air impact on belts and bearings
Coastal location speeds up belt and bearing wear, so regular inspection and early replacement reduces unit failures.
Before the visit
Before our visit in Al Sabeel
- 1
Identify the central unit location and safe access route
Tell the team where the unit is on the roof or in a plant room, and make sure passages and doors are safe before the visit.
- 2
Coordinate with the hotel or building management on service time
If service may briefly affect ventilation, inform management and guests or residents in advance to prevent complaints.
- 3
Clear space around the unit for the team to work safely
Make sure the unit is not surrounded by obstacles, and there is adequate ventilation in the plant room for safe work.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Coastal humidity and salt affect the central unit, how do we maintain it?
Regular cleaning of filters and coils prevents salt and humidity build-up, and checking bearings and belts catches wear early before failure.
The hotel needs even ventilation in all rooms, how do you ensure this?
We inspect air dampers on each floor and rebalance airflow from the central unit, then clean coils and filters to restore even performance.
Al Sabeel's streets are tight with traffic congestion, how do you get the equipment to the building?
We coordinate with the hotel or building management to find the nearest safe parking, and carry equipment by hand if needed to avoid delays.
The ducts in this older building are very tight, can they be cleaned?
We assess the unit and duct layout first, then clean the accessible parts from the unit, explaining any limits on reaching distant sections.
