Clean air from the duct
Duct cleaning & sanitising in Industrial City
In the Industrial City, south Jeddah, large factories and warehouses run powerful central air systems with extensive duct networks. Duct cleaning and sanitising is essential to remove industrial dust, salt and mould that accumulate rapidly in a coastal industrial environment.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.
Real duct cleaning or just the filter?

What sets this district apart
Industrial City contains massive warehouses and factories with very large spaces and high ceilings, most relying on central air systems with powerful industrial fans. The industrial environment and direct exposure to air contaminated with humidity, salt and industrial dust means very rapid accumulation inside the ducts, especially if the initial filter is weak or not replaced regularly. Camera inspection quickly reveals thick layers of sediment and mould, and rigorous sanitising is essential because bacteria thrive in the humid, particle-laden environment.
Industrial City is in south Jeddah, a zone of large factories, workshops and storage with massive buildings and very high ceilings.
Most factories and warehouses here run very large industrial AC fans of high capacity, with unified metal ducts running hundreds of metres.
The AC setup in Industrial City
- 1
Large unified metal duct networks
Large factories use thick unified metal ducts running from central fans across ceilings and walls to different production areas.
- 2
High-capacity industrial fans
Central fans here are very large and run at high power to distribute air over vast spaces, meaning particles accumulate faster in the ducts.
- 3
Distributed inspection and access points
Large networks usually have inspection points and access doors distributed along main ducts and branches to ease access.
Before the visit
Before our visit in Industrial City
- 1
Obtain a diagram of the duct network
Ask management for a diagram or drawing of the duct network showing main fans, branches and access points to help us plan precisely.
- 2
Allow sufficient time and coordinate with production
Cleaning a large network may take one day or more. Coordinate with production management on timing that avoids sensitive operations.
- 3
Provide safe space for equipment and team staging
The crew will need a secure room or area to store heavy equipment and supplies, positioned near the main duct entrance.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Our factory runs 24 hours, how can you clean the ducts without stopping production?
We schedule cleaning in night shifts or weekends, or work on separate sections of the network progressively. We coordinate with factory management on the best schedule that minimises production impact.
Industrial dust in the air accumulates quickly in the ducts, will your cleaning stay effective long term?
Cleaning removes existing buildup, but in a contaminated, humid industrial setting like Industrial City, we recommend repeated cleaning every three to six months to maintain continuous efficiency.
Does corrosion in the metal ducts affect cleaning effectiveness?
Rust and corrosion can cause small leaks and air loss, but cleaning is still effective. If corrosion is severe, we may suggest repair or replacement of specific sections before cleaning.
How many technicians and equipment do you need for a duct network this size?
Size determines the team and equipment we need. We assess the site first and bring a specialised crew with the right tools (powerful distribution fans, extended cameras, heavy-duty cleaning heads). We plan details after the initial survey.
